Manage your VvE yourself
A property manager is a choice, not an obligation. More and more VvEs do it themselves, keeping control — and thousands of euros a year.
What does a property manager actually cost?
| VvE size | Property manager (±€20 p/apt/mo) | Yourself with Ledenboek |
|---|---|---|
| 8 apartments | ± €1,920 per year | from €99 per year |
| 12 apartments | ± €2,880 per year | from €99 per year |
| 24 apartments | ± €5,760 per year | a fixed, low subscription |
Amounts are indicative; management fees vary by provider and package. The message stands: self-managing typically saves a VvE the bulk of its management costs.

Switch in five steps
Cancel the management contract
Mind the notice period in the contract. It can usually be cancelled at the end of the financial year. Request the administration, the deed of division and the MJOP.
Set up the VvE and the units
Enter the apartment rights with their ownership shares. Ledenboek uses these to calculate the contribution allocation.
Connect the bank account
Read in the bank statements as MT940 or CAMT files. Incoming contributions are matched to the right owner.
Set up the reserve fund and MJOP
Take over the maintenance plan and see whether the reserve fund is sufficient. If not, you immediately see what the contribution per unit should be.
Invite the owners
Every owner gets access to the portal: their own details, documents and the ability to submit requests.
Frequently asked questions
Is a VvE allowed to manage itself?
Yes. The law does not require a professional property manager. A board of owners may handle the administration, collection and meetings themselves. Software takes most of the work off your hands.
What does a property manager do that we would have to take over?
Roughly: collecting contributions, bookkeeping and annual accounts, preparing the meeting, coordinating maintenance and comparing quotes. Ledenboek supports exactly those tasks.
We have no bookkeeping knowledge. Can we still do it?
For most small VvEs the administration is perfectly manageable with cash-basis accounting and a separate reserve fund. Ledenboek is built for exactly that, so you don't have to learn double-entry bookkeeping.
